0. Pre-purchase study
If you find a property you want to purchase but you are unsure of its full potential, we will accompany you to the prospective property and then sit down to discuss the opportunities or limitations of the site from an architectural perspective.

1. Concept design
We deliver sketch design options to you, based on a thorough briefing process and assessment of the site and planning constraints. You can then make informed choices about how you would like the design to develop, and get excited about the possible ways forward.

2. Design development
Building on your chosen concept design, we develop the 3D form and materiality of the building. You get a clear picture of a design that integrates with the site, responds to your budget and brief, and has integrity as a whole.

3. Town planning
We have extensive experience handling planning permit applications, and working with councils to achieve a mutually agreeable design response. Throughout the design and planning process, we will assist you to make informed choices regarding risks and opportunities where they exist.

4. Construction documentation
This process further details the design, and coordinates the work of other consultants, such as the building surveyor, structural engineer and energy rater. This stage brings together all of the information required to gain a building permit and an accurate price, and enables the construction of your building.

5. Contractor Selection
We have ongoing relationships with a range of builders, and can offer assistance in pricing your project via a competitive tender process, or by negotiation with a preferred builder.

There is an opportunity to work with a builder during the Construction Documentation stage, to  involve the builder as a team member who is equally committed to the project and a positive outcome.

6. Contract administration
Green Sheep Collective offers full contract administration between a builder and yourselves. Alternatively, you may choose to simply engage us to communicate with the builder during construction as matters arise, to ensure the design integrity is retained.
